What to Do When Your Furnace Starts Leaking

A leaking furnace can be a concerning issue, but addressing it promptly can help prevent further damage to your home or HVAC system. Here’s what to do if your furnace starts leaking:
1. Turn Off the Furnace
- Safety First: Shut off the furnace to avoid electrical hazards or additional damage.
- Locate the power switch near the furnace or turn it off at the circuit breaker.
2. Check the Source of the Leak
- Condensation Issues: Modern high-efficiency furnaces (with an AFUE rating of 90% or higher) produce condensation. If the drainage system for this condensation is clogged or broken, it can lead to leaks.
- Humidifier Leak: If your furnace is equipped with a built-in humidifier, it could be the source of the leak if there's a clog or crack in the water line.
- Internal Components: Older furnaces or mid-efficiency models that don’t produce condensation may have issues like leaking heat exchangers.
3. Inspect the Drain Lines and Pan
- Check the condensate drain line for clogs or cracks. Over time, debris can block the line, causing water to back up and leak.
- Examine the drain pan beneath the furnace. If it’s cracked or full, it could be the cause of the leak.
4. Clear Any Clogs
- Use a wet/dry vacuum or a thin wire to clear out any blockages in the condensate drain line.
- Clean the drain pan and ensure it’s properly positioned.
5. Tighten Connections
- If the issue is related to loose hoses or pipes in the furnace, tighten the connections securely to stop the leakage.
6. Address the Humidifier
- Inspect the humidifier water lines for cracks or blockages and replace damaged components if necessary.
7. Call a Professional
- If you cannot determine the source of the leak, or if the issue persists, contact an HVAC technician to assess and repair the problem. Delaying professional help can lead to more costly repairs or damage to your home.
8. Prevent Future Leaks
- Regular Maintenance: Schedule annual furnace inspections and tune-ups to ensure everything is functioning properly.
- Keep Drain Lines Clear: Periodically clean and inspect the condensate line and pan to prevent buildup.
- Replace Air Filters: Dirty filters can reduce airflow, causing condensation to accumulate where it shouldn’t.
By addressing the leak early, you can avoid potential damage and ensure your furnace continues operating efficiently.
